Berg & Bett is your local contact. We look after our guests in your property and are on hand if a window is stuck or a heater breaks down. We reliably find the right solution for every situation.

Our service package

Basic services: Is a window stuck, is it suddenly cold in the property, is the WLAN not getting up to speed or does a light bulb need replacing? If the worst comes to the worst, we'll take care of it as quickly as necessary. You will receive a monthly report. 2 hours of caretaking services (annually) are included in the "Full Service". We charge CHF 65.00/h (incl. travel from Unterwasser) per month for each additional hour worked.

On-call janitor services

On request, we can also take care of your second home at short notice. We obtain quotes, coordinate tradesmen or carry out minor repairs and maintenance work by our qualified janitor. We are happy to take on all kinds of plannable caretaking services. Hourly rate: CHF 80.00 (incl. tools, equipment and travel from Unterwasser).

House maintenance services "on subscription": We are happy to reliably look after your vacation home/apartment all year round. Whether regular property inspections, garden and environmental work, monitoring the heating or even personally taking over and handing over the property to the guests. We would be happy to work with you to create a tailor-made offer for the individual care of your property. Calculation with basic hourly rate CHF 65.00 (incl. travel from Unterwasser).

Seasonal services: In between and especially after a busy peak season, your vacation home needs a little more attention. We offer basic cleaning, give your bed linen a good shake and fulfill every other wish. The main thing is that your second home shines again in its usual splendor.
Example of basic cleaning: Complete kitchen (incl. appliances and cupboards inside, dishes put away and taken out), complete wet rooms (incl. descaling), all rooms complete, all floors complete (carpets as required), windows inside and outside (incl. frames and rebates), dry/damp wipe furnishings (furniture, etc.). CHF final cleaning x2 (e.g. 2x CHF 160.-), individual requests at cost.

Website: We create your own website for you and your property, which you can use to communicate with family, friends and acquaintances. We create the URL especially for you (e.g. www.bellavista.ch or www.fewobellavista.ch). In the background, we will of course ensure that all inquiries, bookings, etc. go directly to Berg & Bett. CHF 300.00/year

Homestaging: We know what it takes to create a marketable vacation home and are happy to advise you. For the perfect styling of your home, we have professionals at our side who we can bring on board if you wish. Compensation according to expenditure.

Content maintenance: The only constant in life is change - and our vacation apartments are no exception. New curtains, a new sofa or even a renovation? We will be happy to take new photos, update the description texts and ensure that your vacation home/apartment always appears in the best light. Compensation according to expenditure.

Berg & Bett takes care of handing over the keys to the guests. Either directly at the vacation home or at the Säntis Lodge in Unterwasser.

In addition, guests receive a card for the waste disposal points together with the key so that they can dispose of their garbage free of charge.

Berg & Bett checks that the keys are complete when the vacation apartment is returned and requests the keys back from the guests if necessary.

Berg & Bett makes sure that your vacation apartment is perfectly cleaned after each rental. We coordinate professional cleaners and monitor their work.

As the owner, you can book cleaning for your own occupancy with us.

We make sure that your vacation home is presented in the right light online.

We carry out the following marketing tasks:

Berg & Bett takes care of fresh laundry in your apartment for the bed, bathroom and kitchen. Your personal laundry will not be used. Guests are provided with the following linen:

You also have the option of booking a laundry package at special conditions for your own occupancy.

Berg & Bett provides guests with a "Welcome Package" with the following contents:

Berg & Bett handles all debt collection from the customer. We manage the payments to you as the owner.

Any commission (credit and debit cards) charged by the banks shall be borne by us.

Currencies

Customers pay in their preferred currency. We convert at the current exchange rate and credit you with Swiss francs in all cases. We bear the currency risk.

The following requirements must be met for your property to be rented out via Berg & Bett. These are based on the requirements for the classification of the Swiss Tourism Association (STV).

Windows and doors: Are intact and have a functioning locking device. Also roller shutters and window shutters.

Furniture: Is intact and in ready-to-use condition.

Devices: All devices are ready for operation.

Flooring/walls/tiles: Are clean and tidy. No water damage, mold or cracks present.

Bathtubs and washbasins: Are clean and show no significant damage.

Hot water: Is sufficiently available at maximum occupancy.

Heating: During the rental period, all living areas have a pleasant room temperature.

Light: There is sufficient lighting in all rooms.

Dining area: A dining table with chairs is available according to the number of people.

Beds: All beds have an intact under-bed and clean intact mattresses with mattress protectors.

Bed size: All beds are at least 0.90m x 1.90m in size (exceptions: additional beds, cupboard beds, children's beds, bunk beds or Grand-Lits). Grand-Lits must be at least 1.60m x 1.90m.

Closet and clothes rack: Available in each bedroom.

Cooking: Cooking facilities (at least a kitchenette) with rechaud, cooking utensils and running water are available.

Refrigerator: Is available and functional.

WLAN Internet: Is installed and functional.

House: The house has a name and is labeled accordingly. The property is also marked with the owner's name and the house number. This makes the accommodation clearly recognizable for guests.

There is a fire blanket or a portable fire extinguisher in the house. Ideally both, the fire blanket in the kitchen.

Small inventory: At least the following small inventory is available on arrival: Bathroom/WC: small supply of toilet paper, toilet brush, possibly hand soap, Kitchen: washing-up liquid, dishwashing brush, tabs or powder for dishwasher, General: vacuum cleaner incl. spare bag, glass cleaner, sweeping brush, shovel & broom, small tools, spare light bulbs

An information folder is available in the property, which is compiled by Berg & Bett. In addition, the latest tourist information material is always available in the house.

Various minimum requirements in the area of information/contact and apartment handover are automatically taken care of by Berg & Bett and thus fulfilled.

Is your apartment no longer marketable? We can help you to bring your property back into shape. As part of an NRP project with Toggenburg Tourism, we can offer you the following services.

1. MEETING
In a non-binding discussion, we will introduce you to our support services and check which experts should be consulted based on the specific property.
2. EXPERTS
Building specialists, architects or building administrators are available to assist you with the renovation. The scope of refurbishment can vary greatly.
3. INCOME OPPORTUNITIES
Berg & Bett will prepare an individual estimate of the future rental income (based on the furnishings, size, location, etc.) that is possible as a result of the refurbishment.
4. DECLARATION OF INTENT
With a declaration of intent, you agree to the free support of your second home and the mediation via Berg & Bett.
5. FINANCING
Experts will show you financing options tailored to your needs and prepare a concrete financing offer. Tax implications of refurbishment and letting are also highlighted.
6. DESIGN PLANNING
The construction experts will draw up a preliminary design tailored to your requirements and wishes, including a cost estimate.
7. REFURBISHMENT
You decide with whom and when you would like to carry out the refurbishment. Toggenburg Tourism and its experts will be happy to help you choose a partner.
8. RENTAL THROUGH BERG & BETT
Berg & Bett arranges your vacation apartment for guests and takes care of all associated tasks.
